Rubicon’s Equity Investment Program is based on transforming raw land into investment assets. The process entails acquisition of high quality land parcels located in strong residential growth areas, entitling and developing the land, building shopping centers and leasing them up to well-qualified retailers. Once the centers have rental income, they are reevaluated as cash-flowing investment assets. Such values are significantly higher than the actual cost of land acquisition and construction of the center. This extra value is transferred as profit to our investor-partners.  

The exact value of each asset will depend on the tenants’ credit and the amount of the generated cash flow. Each partnership makes their own decision on whether to sell the asset or keep it for future cash flow.  Historically, we have been able to achieve a minimum of 40% IRR  for our investors when we sell our developments. Depending on the size and location of the development, we typically will  be able to start (acquire) and finish (sell) a project within 24 to 30 months.
