In 2006, Rubicon closed the largest commercial land transaction in the Houston Market. Rubicon purchased 112 acre of commercial land in Sugar Land, Texas at the intersection of State Highway 6 and US 90 from Newland Communities. The Crossing at Telfair, is a 112 acre mixed use development will consist of retail shopping centers, single tenant retail buildings, restaurants, office buildings, medical offices, hotels and entertainment venues.

In September 2011, HEB Grocery opened their 120,000 square foot store at the intersection of State Highway 6 and University Boulevard and Cheddar's Restaurant opened in December 2011. Recognizing the strong demand for restaurants in the market, Fadi's Mediteranean Restuarant opened in January 2012. Only 7 acres remain in Phase I of the development and a number of Health Care providers have expressed interest in the acquisition of these remaining reserves.

Phase II of the development was kicked off in May 2012 with the installation of all the utilities, construction of a private road and gas pipeline relocation. Construction of the Young Leaders Campus building was completed in December with a scheduled opening in May 2013. Pavilion Development Company completed the construction of an NTB facility in November and Trillium Group completed construction of the Drivers Automotive facility in December.  Several additional reserves within Phase II are being aggressively marketed For Sale and currently Rubicon is in discussions with several end users for the purchase of a number of the remaining reserves. 

Rubicon continues to work on the Phase IV development at The Crossing at Telfair. The recent execution of a ground Lease with Chuy's Mexican Restaurant has created a buzz in the market recognizing The Crossing at Telfair as one of the premier developments in the greater Houston area.
